If this is your first visit Kyoto, or if you want to stay at Machiya-style accommodations, I would highly recommend it.  Perhaps if you plan to stay in Kyoto for a long term, the property would be great as there is a small kitchen including a microwave, induction cookers, a fridge, an electric kettle, a toaster and a washing machine.  Actually the villa is not categorized by hotels or ryokans so we didn’t expect any hospitality but I was betrayed by the villa, in a good sense.  We felt a lot of family hospitality during our stay.  The owner is very warm, sincere, and helpful.  When we arrived at the property, staff was already waiting for us in front of the building on a rainy day, and immediately prepared green tea with Japanese sweets, and arranged a restaurant for our dinner.  Then when we returned back here after dinner on a cold day, a staff prepared hot-water bottles called Yutanpo in Japanese in each bed.  Also the owner prepared a map for recommended spots, events, and restaurants for us.  They are truly wonderful concierges.  We were very touched by their OMOTENASHI.  Absolutory they made us feel so happy during our stay.  The property wouldn’t be luxury but it’s really worth staying here if you visit Kyoto.  It couldn’t be better.  You can chill out at the room while viewing a well-kept small traditional garden.  Then the modern machiya-style property with the latest facilities is functional, user-friendly, and comfortable.  The housekeeping was excellent.  Wifi reception was good.  All of the amenities are taken care of including toiletries, pajamas, coffee bags, and a green tea set etc.  There are some convenience stores nearby.  Then it seems that the owner has excellent taste in interior.  The wall painting which was drawn by a well-known painter from Kyoto is very impressive.  Then the property is not universal design but there are few steps in the villa.  Wheelchairs are not available.  Once you enter the villa, you wouldn’t need to move around.  Then Shojin Food for breakfast was great.  *Shojin food is originally a special kind of vegetarian dish for Buddhist monks.  You need to book it in advance.  They probably wouldn’t be able to prepare it if you request on that day.  Actually there are many restaurants, cafes, and shops around the property, but most of them are open from 10:00AM or 11:00AM except fast-food restaurants.  Overall, the property has great value for money.  Only my issue is that the neighborhood is not very much Kyoto, but the location is definitely convenient to go for sightseeing.  The property is bit far from Nijo Station.  It takes approx.10min walk.  Alternatively, it takes 12min by taxi from Kyoto Station.  It costs around JPY1,300.  Then when we stayed here in the spring season, we got rental bicycles.  Bikes are very useful when you go to sightseeing spots around here.  Anyway the best season to stay here would be in spring or fall.  On the other hand, I wouldn’t recommend staying in the summer season.  It’s extremely hot and stuffy between early July and early Sep.  It would be hard to walk outside under blazing sun.  At last, if you stay here, I highly recommend joining Kyo Yuzen Workshops after breakfast which is the traditional dyeing technique of Kyoto.  We enjoyed it so much more than we expected.  The location is near Kyonoyado Gekkoan.  Have a nice trip!  Welcome to receive any questions about the property from the below space.  *All information is as of the date that I posted on my blog.  **Please note that most of TAXI drivers wouldn’t know the property.  You might want to show a map where it’s located.   ***Check in and out times 3:00PM/11:00AM   Check Availability and Pricing for the property on Booking.com
